Expect more discussions around when rate cuts could arrive in 2026 — a key factor for developers lining up financing rounds. My Take:  Stability is everything right now. Until we get rate relief, deals need to be structured smarter — not bigger. Fixed-rate debt, solid equity partners, and realistic returns are what will win in this environment. 2. Construction Pipeline

This didn’t happen overnight. America’s housing shortage is the result of decades of decisions — economic, political, and cultural — that gradually built up pressure in our system.

As a developer, I’ve learned that choosing the right site isn’t about luck or gut instinct it’s about aligning data, design, and community vision.
